Purchase Terms & Buyer Information
We are selling this property directly and welcome inquiries from both represented and unrepresented buyers. Our goal is a straightforward, professional transaction in which expectations are clear from the beginning.
Buyer Representation
Buyers are welcome to use a licensed real estate broker of their choice.
Seller may consider contributing toward buyer-broker compensation as part of an acceptable written purchase offer. Any such contribution is negotiable and must be agreed to in writing.
When a buyer is represented, we expect the buyer’s broker to actively manage the transaction and prepare or coordinate the customary buyer-side documents, deadlines, contingencies, inspections, financing requirements and communications needed to carry the transaction through closing.
No specific broker compensation is promised or established by this website. Broker fees and commissions are negotiable and are not set by law.
Offers
All offers must be submitted in writing.
Offers should clearly state:
The sellers reserve the right to accept, reject or counter any offer and are not obligated to accept the highest-priced offer if another offer provides more favorable overall terms.
Financing
Cash and conventional financing are welcome. Other financing may be considered when the property and transaction meet the lender's requirements.
Buyers using financing should provide a current lender preapproval or other reasonable evidence of financing capability with an offer.
Cash purchasers should provide reasonable proof of funds.
Inspections and Due Diligence
Buyers are encouraged to perform whatever inspections and investigations they consider appropriate before completing the purchase.
The property includes a private well and septic system. Buyers should independently evaluate the property, systems, acreage, boundaries, easements, utilities and any other matters important to their purchase decision.
Seller Disclosure
The sellers will provide the required Washington residential seller disclosure statement in accordance with applicable law.
The seller disclosure is provided for disclosure purposes and is not a warranty or substitute for a buyer's own inspection and investigation. Washington law generally requires delivery of the completed disclosure statement within five business days after mutual acceptance unless otherwise agreed or an exemption applies.
Property Information
Every reasonable effort has been made to present accurate information on this website. Measurements, square footage, acreage, property characteristics, photographs, descriptions and other information should be independently verified by buyers when material to their decision.
Information on this website may be updated or corrected at any time.
Personal Property and Included Items
Fixtures and permanently installed items are intended to remain with the property unless specifically excluded in the purchase agreement.
Any appliances, furnishings, equipment or other personal property included with the sale will be identified in the written purchase agreement.
Closing
Title, escrow and closing services will be handled by a mutually acceptable licensed title/escrow provider.
Purchase funds, loan proceeds, title documents, recording and other closing requirements will be handled through the closing provider in the ordinary course of the transaction.
Showings
Showings are by prior arrangement. Buyers should allow reasonable notice whenever possible.
For everyone's security, buyers may be asked to provide identification and, when appropriate, evidence of financing qualification before a private showing.
Fair Housing
The property is offered without regard to race, color, religion, sex, disability, familial status, national origin or any other status protected by applicable federal or Washington law.
